Langford is the fastest-growing municipality on southern Vancouver Island, and most of the Westshore's new housing has gone up here over the past two decades. Whole subdivisions arrived at once, which means a lot of decks and railings are the same age and reaching the point where the original builder-grade version wants replacing. The buyers are largely young families in a first detached home or townhome, and the deck is often the first outdoor project they take on.

The terrain shifts sharply across town. Up on Bear Mountain the lots sit high on the ridge, exposed to wind and weather with long views the owners want to keep, so glass railings and higher raised decks are common there. Westhills, south of Langford Lake, is still filling in with townhomes and detached homes, and the downtown core around Goldstream Avenue keeps adding mid-rise condos and stacked townhomes where the usable outdoor space is a balcony that has to stay watertight. Happy Valley and the Florence Lake area sit in between, mostly detached homes on newer lots.

What ties it together is the age and grade of finish. A builder puts in the minimum deck and railing that meets code and closes the sale; a decade or so of coastal damp later, the pressure-treated boards have cupped and the wood railing has greyed and worked loose. That is the work we see most in Langford — pulling tired builder-grade railings for powder-coated aluminum, and re-decking over a proper waterproof membrane so the space underneath stays dry. In the townhome rows it is often the whole strata deciding to renew a run of identical decks at once.
