Repair, resheet, or rebuild
Most deck problems are water problems. Soft spots, a spongy surface, staining on the ceiling below, or rot at the ledger and joists all trace back to water getting past a failed surface or flashing. We remove the surface, assess the framing, cut out and replace what is rotten, and re-establish flashing and drainage before anything new goes down.
Whether it is cheaper to repair or rebuild comes down to how much of the structure is still sound. A deck with good framing and a bad surface is a resheet-and-membrane job. A deck with widespread joist or ledger rot is often past saving, and a rebuild costs less than chasing failures. We tell you which one you are looking at after we open it up.

Is it cheaper to repair or rebuild a deck?
It depends on how much framing is sound. Good structure with a bad surface is a resheet and re-membrane. Widespread joist or ledger rot usually costs less to rebuild than to chase. We give you the honest call after opening it up, with real jobs and their costs on our projects page.
What are the signs a deck needs replacing?
Soft or spongy spots underfoot, movement or sway, rot at the ledger where the deck meets the house, rusted or loose connections, and water staining on the ceiling below. Any one of those is worth a look before it spreads.
Can a rotten deck be saved?
Often, if the rot is localized — we cut out and replace the affected joists, plywood, and flashing, then resurface. If the ledger or most of the framing is gone, a rebuild is safer and usually cheaper than repeated repairs.
How do I fix a leaking balcony?
A leaking balcony is almost always a failed surface or flashing. We strip it to the substrate, repair any rot, re-flash, and install a heat-welded 68mil vinyl membrane that carries our waterproofing warranty. That new membrane is what stops the leak for the long run.
