Decking
Deck construction
Norcut builds new decks across Greater Victoria and the Gulf Islands — footings and framing through the finished surface and railings. We handle the full build: ledger and flashing, code-compliant joist spans, a composite or vinyl walking surface, and a guard that meets BC height rules. One crew from the ground up. What a full deck build involves
A deck is only as good as what is under it. We set footings below the frost line, flash the ledger where the deck meets the house so water cannot get behind it, and size the joists and beams to span the load. On top of that goes your chosen surface — capped composite or a welded vinyl membrane — and a guard where the deck is high enough to need one.
A new build is the right time to get the details right: drainage, the surface that suits how you will use the space, and railings that match. Elevated and complex decks need stamped drawings and, sometimes, a building permit — we tell you what your municipality requires and can bring in site-specific engineering when the structure calls for it.

How it works
Residential & commercial
We build for homeowners and work as a deck subcontractor for general contractors. Repairs and rot remediation on existing decks are covered on our deck renovation and repair page.
Elevated and complex decks need stamped drawings — site-specific engineering is available through Norcut's consulting engineer where the build requires it.
What it costs
A new deck is priced for the whole build — size, height off the ground, footings, the surface you choose, railings, and access all move the number. We do not publish a generic square-foot rate. Real completed builds with their actual costs are on our projects page, and you get an exact written estimate after the site assessment.

Common questions
How much does it cost to build a deck in Victoria?
A deck is priced for the whole build — its size and height, the footings, the surface material, the railings, and access to the site. A per-square-foot rule of thumb misses most of that. See real completed builds with their actual costs on our projects page, and request an estimate for a number specific to your project.
Do I need a permit to build a deck in Victoria?
Usually yes once a deck is attached to the house or more than about 2ft (24in) above grade, but the threshold and process vary by municipality. We confirm what Victoria, Saanich, Langford, or your local building department requires before we build.
How long does a deck build take?
Most residential decks are on-site work measured in days, not weeks — the framing and surface go quickly once the footings are set. Timelines depend on size, height, and inspections; we give you a schedule with the estimate.
What is the best decking material for Vancouver Island's climate?
For low maintenance, capped composite or a welded vinyl membrane both beat cedar on the coast because they do not need annual sealing. Vinyl is the choice over living space where the deck must stay waterproof; composite suits open ground-level and raised decks. We match the surface to the deck.
