Waterproof decking

Vinyl membrane decking — Lower Mainland

Norcut installs 68mil PVC vinyl membrane decking across the Lower Mainland — Vancouver, Surrey, Burnaby, Langley, and Coquitlam. Vinyl is a fully waterproof, walkable surface heat-welded into one continuous sheet over a plywood substrate, built for the region's heavy rain. Waterproof decking for Lower Mainland rain

Vinyl membrane decking is a PVC sheet, 68mil thick, laid over a solid plywood substrate and heat-welded at every seam into one waterproof surface. Flashing ties it into the walls and drainage. It is the standard system for a deck or balcony over living space, and for the flat-roof and podium decks common on Lower Mainland homes and low-rises.

Lower Mainland winters are long and wet, and standing water is what kills a deck. A welded membrane has no boards and no gaps, so water runs off instead of soaking in. It goes over a sound substrate, so many existing decks and balconies can be resurfaced rather than torn out.

Residential & commercial

We install for homeowners, strata, and property managers across the Lower Mainland, and subcontract balcony and podium membrane work for general contractors.

What it costs

Vinyl membrane is priced by the square foot, and the number depends on the area, the condition of the substrate, the flashing and detailing, and access. Instead of a generic rate, we publish real completed jobs with their actual costs on our projects page, and you get an exact written estimate after the site assessment.

Common questions

How much does vinyl decking cost per square foot in the Lower Mainland?

It depends on the deck area, the condition of the plywood underneath, how much flashing and detailing the edges need, and access. A generic per-square-foot rate rarely matches a real deck. See completed jobs with their actual costs on our projects page, and request an estimate for a figure specific to your deck.

Can you install vinyl decking over an existing deck?

Often yes, if the substrate is sound. We take the old surface down to the plywood, or resheet it, fix any rot, then heat-weld the membrane over top. If the framing or plywood is failing, that gets repaired first.

Do you install railings or build decks in the Lower Mainland?

Our Lower Mainland crew handles vinyl membrane decking only. For railings, composite decking, and full deck builds, we work across Greater Victoria, the Gulf Islands, and the Cowichan Valley.
